Why My Listings Sell 3 ½ Times Faster!!!

One of Keller Williams many mantras is “Know your numbers!”  Taking a little time off  due to a run in with a spider and poison ivy plant while gardening over the weekend I decided to delve into my numbers for 2016 thus far and see how I am doing.

Everyone knows that Denver is a hot sellers market.  This year an average days on the market is 27.  In a balanced market days on the market is 5 – 6 months.  Below 5 months is a seller’s market so we’re still definitely in one!

People are saying the market is slowing down – but in July the average days on the market was 20 which is still a week less than the year-to-date number.  But the average days on the market for my listings is 7.86 days!  It would have been lower but I had a few sellers insist on higher pricing to start.  Once they dropped to the price I suggested they were under contract in a matter of days!

Another interesting number to look at, is the percent of sold-price to list-price.  In July it was 100.6%.  Metrolist doesn’t take into consideration what the original list price was when figuring this statistic.  They calculate it from the price the house was listed at the day it went under contract and what the sold price was of the home.

My listings sell for over 2 percent more than the list price, so at a rate of 102.8 percent over list price.  Every penny counts and in these price ranges that translates into thousands of extra dollars.
